How We Do It

We recognize that every client has different needs. We follow a time-tested process to accomplish your goals and objectives. We provide comprehensive research, analysis, negotiation and implementation of services.

Our method of serivce is simple. We Ask, Listen, and Act! We ask the right questions, designed to fully understand your needs. We listen carefully to what you tell us. And most importantly, we do what you want and need to succeed.

There are seven main phases to any lease or purchase transaction:

1. Requirements Definition
a. Define business goals
b. Determine financial objectives
c. Clarify operating needs, facility requirements and site location
d. Learn about current market condition education
e. Introduce team members: space planner, architect, real estate attorney, contractor and furniture vendor
f. Assign tasks and responsibilities to team members
g. Establish time schedule

2. Property Investigation
a. Prepare survey of available properties
b. Conduct site location analysis
c. Select preferred properties
d. Tour preferred spaces
e. Create short list of most qualified properties

3. Proposal Solicitation
a. Develop request for proposal (RFP) based on your requirements
b. Submit RFP's to landlords of most qualified properties

4. RFP Response Analysis
a. Compare rental rates using spreadsheet analysis
b. Conduct subjective comparison
c. Narrow list to two or three final locations
d. Prepare space plans for chosen locations
e. Compare bids for construction pricing
f. Select final property
g. Designate at least one alternative property for simultaneous negotiations or as back-up location
h. Finalize letter of intent

5. Lease Negotiation
a. Establish terms and conditions for lease agreement
b. Negotiate options, other terms
c. Execute lease agreement

6. Construction of Improvements
a. Select contractor
b. Finalize construction documents
c. Complete leasehold improvements

7. Move Planning and Implementation
a. Contact moving consultants
b. Complete selection of new equipment and furniture
c. Provide architect with equipment placement and utility information
d. Begin and finalize installation
e. Move in
f. Post move-in services

In our current market conditions, brokerage services are provided at no out-of-pocket cost to you, the tenant. The landlord will pay tenant representation fees. Yet, we remain completely independent and negotiate only on your behalf.

Rosen Realty Group also provides consulting services such as market research, lease analysis and lease termination negotiations, which are billed on a fixed-rate basis.
